    Not surprised at all by the terrible reviews here. They seemed to have changed their name recently which may have been prompted by the bad rep they have been racking up. We rented a property through them some years ago back when they were known as 'Brace Real Estate'. Our experience was a very poor one. The property manager was annoyingly intrusive during our stay which was the main reason in us wanting to vacate. When we vacated they made up all sorts of claims to keep as much as our bond as possible. We had to take them to VCAT to get our bond back.

    I am fairly satisfied with this real estate, so I do really feel like giving a positive review (my star-rating means: slightly better than average). I rented a one-bedroom apartment for about 2.5 years.

    2. My complaints about noise in the compound have never been addressed. I am almost tempted to give 3 stars instead of 4 for this reason. Basically, there was this dude who kept screaming at his partner 6 out of 7 days per week, with vocal exchanges that soon became fights. Things got worse when his family was visiting him, and his window periods of anger lasted for about 40 minutes each (usually twice a day: at 6-7.30 am and at around 5.00 pm). This was loud enough for people I was talking to over the phone to ask me if there was something going on in my room. ## Long story short, I had reasons to complain and tried to do it by the book and communicate with the agent before going for township offices or police, but to no avail.

    3. The agent who took over management from the previous one never showed up in person and became very elusive (hard to contact) at the end of the lease. Everything went smoothly in the end, but -- man -- I have never seen your face.

    I am not surprised at all of the terrible reviews on here especially from the perspective of tenants. I have rented a few properties around Melbourne within the last decade and I don't think I have ever encountered the same degree of rudeness, not to mention a generally unpleasant manner, a smug demeanour and a complete unwillingness to be helpful or obliging in any other real estate agent around Melbourne. Chris Taig the property manager at Woodards' propensity for rudeness and general unhelpfulness (rendering almost all contact with him an unpleasant experience) is almost equally matched by the astonishingly rude receptionist. Whilst I am only a tenant, I do have close family and friends who own property in the area and will be sure to advise them against using the agency particularly when it comes to matters involving the leasing of property and would advise any prospective tenants to go elsewhere if they don't want to be treated in a disdainful, rude and unpleasant way.

    Terrible to rent through. They'll waste hours of your time without a moments thought and not just without apology, they'll actually be rude to you when they are the ones who screwed you around. I know some properties list with multiple agents. Definitely choose the other one if you can.

    Best property managers I've ever had have been from Woodards first with Ambra now Chris. Chris has gone above & beyond with any & every request. He is responsive, polite & personable. I would highly recommend Woodards if you have a property & it needs to be managed.

    3. Owner took responsibility for part of the furniture that got rotten over time (due to exposure to humidity: that was a consequence of putting unprotected wooden cabinets and benches near the shower area).

    There have been other issues during my tenancy, but they were determined by the location of the property I had chosen, and not by Brace. I warmly suggest every prospective tenant does not limit herself to inspecting the property once, but also attempts to explore the surroundings to see how the neighbours behave (e.g. had I done it at night, I would have noticed the drug house opposite from me that got dealt with by the Dept. of Justice only months later -- true story).

Close to the end of my lease, and possibly due to a change of agent, the one who was supposed to follow me suddenly became elusive, did not want to schedule an inspection prior to the termination of my tenancy... and was so hard to contact that even the cleaner complained it was very difficult to get in touch with him. Again, not a problem since everything went smoothly in the end, but hiding from the client can make people anxious at times; maybe that's a strategy, but I didn't like it.

    1. Over the past 2.5 years, I have never got an inspection. Personally, I do not have a problem with this, and maybe this happened upon direction by the owner or because my apartment was very very small. Go figure.
